First Quarter Comparison 2007/2008 Sales Report
Current Market View
Sale prices of single family homes in Cranberry Country
are again, still falling. Collectively the data shows a
decrease of (-10.37%) in the Average Sale Price and a decline
in the Median Sale Price (-13.74%).
Seven of the nine Cranberry County towns saw an Average
Sale Price decline from a low of (-0.21%) Raynham, to a
high of (-26.68%) Rochester.
The two towns that had an increase in Average Sales Price
were Wareham (0.09%) & Halifax (6.40%). However, both
towns had a drop in Median Sales Price compared to the same
period last year.
Rochesters Average and Median Sales Price dropped
dramatically, -26.68 and -57.76% respectively. This is due
to a drop in total number of homes sold (10 in Q1 2007 to
just 3 in Q1 2008). Also, the huge difference in the Median
Sales Price ($402,500 Q1 2007 to $170,000 in Q1 2008).
