UNDERSTANDING YOUR NEEDS:
  • I conduct an initial interview with you to determine your home needs such as location, financing, price and other criteria so that I can fully assist you.

  • I also help you by providing information and websites so you can better understand what the town offers and how that fits into your needs


FINANCING:
  • If you require home financing, I recommend lenders to assist you in obtaining the best possible loan.

HOME SEARCH:
  • I am knowledgeable of the local market and can provide you a list of what is available now on the market and I will notify you when new properties are listed, or when a price change occurs.

  • I can provide you with a wealth of information on the area you desire; understanding the market trends and what the community has to offer.


NEGOTIATING THE PRICE:
  • As your buyer agent, I will assist you in obtaining the best possible price and terms for the purchase property.

  • I will provide you a Competitive Market Analysis (CMA) before an offer is written. This will assist you in determining a competitive offering price to ensure that you would be purchasing at market value.

 
THE BUYING PROCESS:
  • As your Buyer's Agent I guide you through the complete buying process which includes:

    • FINANCING: I will monitor the entire loan process and will be available to answer all of the questions you may have.

    • HOME INSPECTIONS: I highly recommend that you a have professional Home Inspection. Upon your request, I can provide a list of local licensed home inspectors from which you can select one.

    • HOME WARRANTY: It is a good idea to consider a one-year home warranty. Coldwell Banker has a home warranty program that you can accept to purchase or decline.

    • HOME OWNERS INSURANCE: I can assist you in ordering your Homeowners insurance, which you need prior to the closing.

    • CLOSING: I will be present at the closing to see that the closing goes as smoothly as possible. This is when you take title of the property and sign many closing documents.

  • I will continue to stay in touch with you and be available to provide any answers you have about real estate. I am here to assist you and hope you will refer me to your family and friends when they require a real estate professional.
